The Pool Price

What your state makes you do about the pool

Registration, barrier certificates and the deadlines that arrive with a sale or a lease. Every figure links to the regulator that set it.

Certificate of compliance

Valid for 3 years

Register the pool first. A council inspection is capped by regulation.

Five things an inspector measures

Queensland publishes the clearest set of numbers, and the rest of the country works to the same Australian Standard. If your barrier is wrong, it is usually wrong on one of these.

What fails an inspection
  • Required

    Fence height

    at least 1200 mm

Measured from finished ground level to the top, at every point along the run.

  • Required

    Gap under the fence

    no more than 100 mm

Ground settles and mulch moves, so this one drifts out of compliance on its own.

  • Required

    Non-climbable zone

    900 mm

A continuous zone a small child cannot climb, kept clear on the outside of the fence.

  • Required

    Gate

self-close and self-latch from any open position

From any open position, including resting against the latch. No push, no help.

  • Required

    Latch height

    at least 1500 mm

Measured to the underside of the release handle, on the outside face.

Four states, four different systems

The barrier rules barely move across the border. What changes is who inspects it, what the certificate is called and how long it lasts.

How it works in New South Wales

The fence is not a rounding error

Pool builders quote the shell. The barrier, and the paperwork that lets you dig, are quoted somewhere else or not at all. Set the fence line and watch what it does to the total.

Building permits
$500 to $2,000 or more

Industry figures, not official ones. Fibreglass installs run $45,000 to $85,000 and concrete $65,000 to $110,000. Fencing is $80 to $150 per metre in aluminium and $350 to $600 per metre in glass. Excavation, paving and heating sit outside this total. What else a pool quote leaves out

Inspectors, fencers and pool builders

People arrive here because a certificate is due or a barrier failed. When they ask for quotes, the request goes to trades who cover their postcode.

For pool trades

Book the inspection, or price the fence

Tell us the postcode and what the job is. It goes to people who do that work in your area.

If you are selling or leasing, check what your state wants before you book anything. The dates are the part people get caught by.

So the request reaches people who work in your area.
